18 Units Low-rise + 4 unit upgrade

The Drummond Street Project is an example of our work with private-sector clients seeking to increase the supply of rental housing in rural and small communities. The project included the acquisition of an underutilized property with 12 units across three buildings; two of these buildings were inadequate for occupancy.

2B was retained as the development, project manager, and construction manager for the project. Over 6 months, our team worked with the owners on the development design and led the planning applications. In 5 short months, our team successfully completed and received approval for the Zoning Bylaw Amendment (ZBA) application, which included several performance-relief items, such as reduced parking ratios.

As the Project Manager, I led our team through the project from planning through building permit submission and issuance. Once funding was secured, our team commenced construction on the project, including a new low-rise apartment building (18 units) and the renovation of one of the 3 buildings (4 units).
