The Drummond Street Project is an example of our work with private-sector clients who aim to build new rental housing supply in rural and small communities. The project included the acquisition of an underutilized property with 12 units across three buildings. The project included demolishing one building and constructing a new 18-unit low-rise apartment building in its place, increasing land-use efficiency and promoting clever development design. The project has incorporated efforts to reduce GHG emissions and improve energy efficiency, achieving Tier 2 (and almost Tier 3) on the NECB scale.
2B Developments has been supporting the 55 Drummond project from early feasibility through to the present construction phase. Our work included supporting the development concept and financial feasibility, guidance on land-use policy, leading the planning applications and municipal engagement, and serving as both the project manager and construction manager.
A significant success of this project has been the effective, efficient process that 2B led through planning and construction costing. The planning process proceeded without opposition, and the ZBA application process was a total of 4 months. Our expertise in construction, optimizing the local workforce, and regional supply chains (with which we had long-lasting relationships) has enabled our team to keep construction costs at $300.00/sqft. To date, only two COs (Change Orders) have been issued, and the project remains on budget.
